BUILDING ENGINEER

We are looking for a Building Engineer for the Living Shangri-La Vancouver located in Downtown Vancouver. Reporting directly to the Senior Property Manager, the Building Engineer will oversee the general operation and mechanical systems. If you are positive and hardworking, we want to hear from you!

THE WORKING HOURS ARE AS FOLLOWS:

  • Mondays to Wednesdays: 9:00AM - 5:00 PM
  • Thursdays to Fridays: 7:00AM - 3:00PM

RESPONSIBILITIES:

  • Obtaining knowledge of the main property’s mechanical systems (DDC, Geothermal Plant, Heat Pumps, Fire Panel/Sprinklers, etc);
  • Assisting in supervision and coordination of all contracted services, including Janitorial and Security;
  • Assisting in the repair and maintenance of the building’s mechanical systems and equipment on a scheduled basis, and monitoring problem areas;
  • Obtaining quotes from contractors, as directed by Engineering and Maintenance Manager and/or Senior Property Manager, and following through with repairs;
  • Ensuring all safety and security systems are operating, inspected, and repaired as per recommended or required frequency;
  • Ensuring emergency systems or procedures are maintained and followed, as required by government regulations (e.g. emergency generator, emergency lighting, sprinklers, elevator communication, swingstage, evacuation, etc.);
  • Assisting in recording all building deficiencies found or reported, submit to the Senior Property Manager and assisting in the follow-up with construction companies upon completion;
  • Monitoring the property’s cleanliness to keep the property at the highest level in appearance;
  • Responding to tenant service requests in a timely manner and ensuring any follow up is completed;
  • Conducting inspections and submitting recommendations for building mechanical and electrical systems and associated equipment to ensure a safe, efficient and comfortable environment;
  • Delivering exemplary customer service to internal and external customers; and
  • Maintaining exterior image of the building by picking up litter, removing ice and snow from walkways and parking lot, and being proactive in noticing repairs needed including painting
  • Ensuring that the building administrative paperwork is accurate, up to date, and properly organized;
  • Assisting in submission of monthly status reports and scheduled maintenance reports to the Engineering and Maintenance Manager and the Senior Property Manager;
  • Assigning, checking, and maintaining the flow of work within the team; and
  • Ensuring staff members have the knowledge and training on the relevant policies and practices to make the decisions required from their job.

QUALIFICATIONS:

  • Completion of high school diploma;
  • 4th Class Power Engineer Certificate; 
  • Minimum 5 years’ experience effectively leading a building operations and maintenance team in a commercial building environment;
  • Awareness of Occupational Health, Building and Fire Codes, and working knowledge of safe work practices;
  • Extensive knowledge and experience maintaining f building HVAC, plumbing and electrical systems;
  • Intermediate working knowledge of computer based applications and programs, including Microsoft Office;
  • Valid driver’s license
  • Strong methods of time and project management skills and ability to work independently and part of a team;
  • Communicating clearly and concisely both in verbal and written communications; and
  • High level of professionalism and is able to respond to emergency after hours service calls as and when required.
