BUILDING MANAGER

We are looking for a Building Manager for a rental building (163 units) in Richmond, BC. Reporting directly to the Property Manager, the Building Manager position is responsible for providing superior, quality services to ensure consistent quality services for tenants, and to help enhance the overall value of the building. RESPONSIBILITIES:

  • Providing superior quality customer service dealing effectively and fairly with tenant requests and concerns on a timely basis, involving the Property Manager
  • Promptly attending to the tenant services phone line and email requests and ensuring response and follow up is provided up to completion
  • Demonstrating knowledge of the property building operations and systems to assess issues and provide accurate information to the building technician in resolving problems
  • Managing the booking of elevators for move-in and move-outs
  • Proactively anticipating needs / issues and providing solutions to tenants and Property Manager concerns
  • Responsible for the day-to-day management of the property
  • Overseeing all aspects for rental of suites when they become vacant
  • Recording rent receipts and making bank deposits
  • Serve Termination Notices, Rent Increase Notices, and other notices as approved by the Property Manager and in compliance with Residential Tenancy Act
  • Conduct suite inspections upon tenant move in and move out and determine what is tenant damage or reasonable wear and tear
  • Maintain good tenant relations, handle and document tenant complaints and any emergencies in the building which occur during, over and above office hours responsible backing up the security camera files on a regular basis as well as viewing in the event of theft or damage to assist the police and/or property manager to determine cause or events of such an occurrence ensuring the parking and storage locker rules and regulations are strictly adhered to by the residential tenants and maintain up to date records of all infractions emergency response and on-call duty, as required
  • Performing maintenance and minor renovations on tenant suites including, but not limited to the minor plumbing (sinks & taps), heating, locks, fans, minor electrical, minor appliance repairs and movingappliances (i.e. fridges & stoves)
  • Assisting contractors on property – providing access, verifying completed work, reporting issues to management
  • Completing work orders for any deficiencies or repairs sighted throughout the property
  • Maintaining the exterior grounds including litter pick up and snow removal
  • Assisting with drafting and distributing letters, notices, contracts and other correspondence related to the administration of the property
  • Following proper procedures for logging and dispatching service requests and work orders
  • Managing the distribution of parking stalls, storage lockers and booking of boardroom or elevators
  • Assisting with researching quotes and other information for special maintenance and capital projects as directed by the Property Manager
  • Assisting Property Managers with performing other related duties to better administer tenancies and the building
  • Other projects as assigned

QUALIFICATIONS:

  • Completion of high school diploma
  • General understanding of accounting principles and procedures
  • Strong working knowledge of Microsoft Office
  • Minimum 1-2 years experience providing quality customer service with ability to multi-task and prioritize demands
  • Experience providing administration support, including answering phones, record keeping, processing invoices and coordinating support services
  • Proven organizational ability with attention to detail
  • Maturity and confidence when dealing with difficult issues or conflict
  • Ability to develop positive and professional relationships using strong verbal and written communication skills
