DEVELOPMENT MANAGER

We are looking for a permanent, full time Development Manager at our Head Office located in downtown Vancouver. Reporting directly to the Director, Development, this position is responsible for managing the development process, budgets and provides proforma analyses and project reporting in order to maximize profitability on real estate development projects. RESPONSIBILITIES: 

  • Engaging and managing various key consultants including architectural, structural, mechanical, electrical, code, interior design, and landscape;
  • Liaising with municipal and government staff to secure various municipal and regulatory permits and approvals;
  • Creating and consistently reviewing development schedules to track progress and inform priorities;
  • Coordinating various legal documentation including legal agreements with the municipality and disclosure statements;
  • Managing overall design with consultant and construction team to meet both market requirements and construction cost constraints;
  • Developing and maintaining strong relationships with municipal staff and consultant team members;
  • Establishing internal consensus in how to deal with significant development issues as they arise;
  • Developing proforma analyses of real estate projects;
  • Reviewing appraisals and market analyses;
  • Staying abreast of land prices, end prices and market specifications in various local submarkets;
  • Understanding municipal regulations, requirements and charges and being aware of possible upcoming changes;
  • Reading reports on local, national and world economics; and
  • Reviewing industry construction costs reports and connecting with industry professionals
  • Reviewing job cost reports against project budgets and acting, as required, on potential issues;
  • Monitoring various construction administration i.e. site instructions for possible development impacts
  • Producing monthly progress reports, as required; and
  • Reviewing sales reports and progress.

QUALIFICATIONS:

  • Completion of a Bachelor’s Degree, preferably in Architecture, Business or Urban Land Economics;
  • Minimum of 3 years’ experience:
    • Working knowledge of general municipal processes and approval process as well as municipal charges and how they are calculated i.e. CACs, DCCs, DCLs, and density bonusing;
    • Knowledge of various appraisal methods of real estate valuation; and
    • Experience working with project floor plan layouts and elevations.
  • Advanced proficiency with Microsoft Office, especially Excel;
  • Strong analytical skills and being meticulous and methodical;
  • Ability to be proactive and to build positive and professional relationships;
  • Effective communication skills in both verbal and written communication;
  • Efficient and effective time and project management, demonstrating ability to meet deadlines while producing quality and accurate work; and
  • Practicing innovative problem solving to resolve differences in issues.
