HVAC MAINTENANCE

Langara Gardens is looking for a HVAC Maintenance person for our rental property located in the Oakridge area (West 57th and Cambie). Reporting directly to the Maintenance Manager, the HVAC Maintenance person is responsible for the inspection, maintenance, and repairs of building systems, including mechanical and plumbing. This position will also take direction from the Property Manager.

KEY RESPONSIBILITIES: 

  • Obtaining knowledge of property’s mechanical systems (DDC, Heat Pumps, Fire Panel/Sprinklers, etc);
  • Assisting Maintenance Manager in coordination of all contracted services;
  • Assisting in the repair and maintenance of the building’s equipment and monitoring problem areas,including reviewing major work with the Maintenance Manager;
  • Following the maintenance program on scheduled inspections and servicing all mechanical systems and building components, ensuring uninterrupted services, and maintaining required equipment records;
  • Obtaining quotes from contractors, as directed, and following through with repairs;
  • Assisting Maintenance Manager to ensure that all safety and security systems are operating, inspected, and repaired as per recommended or required frequency;
  • Ensuring emergency systems, including emergency generator, emergency lighting, sprinklers, elevator communication, evacuation, etc. are maintained and procedures are followed, as per regulatory requirements; and
  • Additional duties will be required depending on specific systems/structure of the assigned building.
  • Responding to tenant service requests in a timely manner and ensuring any follow up if necessary is completed;
  • Conducting inspections and submitting recommendations for building mechanical and electrical systems and associated equipment to ensure a safe, efficient, and comfortable environment;
  • Prioritizing maintenance requests;
  • Delivering exemplary customer service to internal and external customers; and 
  • Maintaining the exterior image of the building by picking up litter, removing ice and snow from walkways and parking lot, and being proactive in noticing repairs needed including painting.
  • Ensuring the delegated paperwork is accurate, up to date, properly organized, and filed;
  • Assisting in the submission of monthly status reports and scheduled maintenance reports to the Maintenance Manager or Property Manager; and
  • Completing and submitting Incident Reports as required.

QUALIFICATIONS:

  • Completion of high school diploma;
  • 5th Class Power Engineering Certificate;
  • Awareness of Occupational Health, Building and Fire Codes, and a working knowledge of safe work practices;
  • Some knowledge of Building HVAC, DDC, Plumbing, and Electrical systems;
  • Intermediate working knowledge of computer based applications and programs, especially Microsoft Office; and
  • Valid driver's license.
