  • What are the Regular Building Hours?

    The regular building hours for 755 Caledonia Avenue are Tuesday to Saturday 9:00 am to 5:00 pm. The office is located in the lobby next to the gym. Tenant requests and inquiries will be handled during these hours.

  • Who can I contact during regular building hours?

    Laurel Terry, the Leasing and Administration Manager, can be reached during those days and times at 250.418.1355 or by email at hudsonrentals@petersonbc.com. Please note that this number does not receive text messages. Additionally, all requests should be made in writing to the above email address. Any messages left outside of those hours will be addressed the following business day.

  • Who can I contact after regular building hours?

    After regular building hours, please send all non-emergency requests to hudsonwalk@petersonbc.com.

  • Who do I contact in case of emergency?

    Please call the building staff at 250.418.1355 or 250.857.4533 during business hours. For after-hours emergencies ONLY call the emergency dispatch line at 604.688.4885 who will call the appropriate parties, if deemed necessary. After-hours emergencies include flood, fire, security breach, no electricity, no heat, elevators not working, garage gate not working, locked out of building or suite, for Police, Fire and Ambulance, dial 911.

  • I need to use the elevator to transport large items. What is the procedure?

    When receiving/moving items which require the elevator to be locked off and the protective moving pads installed, please contact the building staff. They require notification a minimum of 24 hours in advance. These requests will be granted during the regular building hours. For moving in or out, the building staff requires a minimum of 48 hours notice.

  • What time is the gym room available for use?

    The gym is available for use between 5:00 AM and 11:00 PM. Please make sure to wipe down equipment after use. Please do not drop the weights as the sound affects tenants. Residents may bring one guest with them into the gym, the resident must be present. Please note no business is permitted to be run out of Hudson Walk One including personal training or fitness classes.

  • What time is the amenity room available for use?

    The amenity room is available from 9:00 AM until 11:00 PM, unless previously booked for an event.

  • Do I need to advise the Building Manager if I’m having visitors stay overnight?

    In accordance with your lease, you only need to advise the building staff if you will have guests for a cumulative period of 14 days in a calendar year.

  • I am going out of town for work or on a vacation. Can I rent my unit out on Air BnB/VBRO/etc.?

    No. This is considered subletting. Any subletting must receive the Landlords prior approval after a credit screening is conducted.

  • Is there visitor parking?

    At this time, we do not have visitor/guest parking. Please note any unauthorized vehicles are subject to being towed at the owners expense.

  • Where can I drop off a cheque or filled out form to be received by the building staff?

    There is a marked mailbox located in the bank of mailboxes in the lobby, alternatively if the office is closed you can put it under the office doors in a sealed envelope for your privacy.

  • Where can I park my bicycle?

    Bicycle storage rooms are available to the tenants at no cost. Please contact the building staff, if you require this access level added to your tenancy. Please be reminded that bikes are stored at your own risk and should be locked up within the bike room to the provided bike stands.

  • Can I have a second parking spot?

    We are not offering tenants a second parking spot due to limited availability.

  • Where is an area I can take my dogs to go to the bathroom?

    There is a large grassy area on the corner of Caledonia and Blanshard. Please do not allow your dogs to relieve themselves anywhere on Hudson Walk One property as it results in damage to the brick and concrete as well as affects the cleanliness of our property. Tenants who do not clean up after their pet may be served with a lease violation notice.

  • Is there a spot for outgoing mail?

    The building does not have an outgoing mailbox. The post office is located at 709 Yates Street there are also mailboxes located on the corner of Herald and Douglas.

  • What happens if my keys or fobs are damaged, stolen, or lost?

    Please immediately report all lost or stolen fobs and keys to the building staff any replacement of a lost or stolen fob is subject to a non-refundable administrative charge in the amount of $75.00. Any replacement of a lost or stolen key is subject to a non-refundable administrative charge in the amount of $50.00.

  • How do I allow a visitor up to my suite?

    When a visitor arrives to see you, they will either enter your code or scroll through the entry panel directory until they find your suite number. Once they contact you, press "9" on your telephone keypad to open the front door for your visitor to enter the building. Simply hang up if you do not wish to provide access for a particular visitor.

  • Where is the garbage and recycling located?

    The residential garbage and recycling room is located on Level P1 next to the parkade entrance.

  • Do I need tenant insurance?

    It is the tenant's responsibility to maintain tenant insurance during the duration of your lease with a minimum of $1,000,000 third party liability. It is a violation of your lease not to have tenant insurance in place at all times during your tenancy.

  • Can I have a barbeque on my patio?

    Barbecuing is permitted only if it is conducted in a safe manner and is not a nuisance to other residents in the building. They must be powered only by propane or electricity.

  • Who do I contact in case of an after hour’s security issue

    The Hudson District employs Footprints Security to patrol the neighbourhood daily from 9:00 pm to 5:00 am. For emergency security concerns after hours, please contact 1-866-248-9117.

  • I am expecting a package, but will not be home when it arrives. Can a building staff member receive this for me?

    Unfortunately, the building staff cannot accept deliveries on your behalf.

  • Can I hang a TV?

    Hanging a TV requires the Landlords permission and is contingent on the following. Any TV must be installed professionally to limit damage to walls; if the sound coming from your TV affects your neighbours, the TV would have to be taken down; the walls must be returned to their original state as at the commencement of your tenancy. Failure to return the wall to the Landlords satisfaction will result in a deduction from your security deposit.

  • Can I hang pictures?

    You can hang pictures in your unit, however, any damage left behind from the picture holes will have to be repaired upon the end of your tenancy.

  • Can I put up drapes in my unit?

    You may hang drapes in your unit, however, the curtain rods must be removed at the end of your tenancy and any resulting damage must be repaired. Any drapes hung must be hung over top of the existing blinds. Blinds cannot be removed as we need uniformity of the building from the outside.

  • What do I do if I’m locked out of the building or my suite?

    If you have locked yourself out of the building, you can call Footprints Security at 250-588-0031. You will be required to show Footprints Security your ID showing that you reside at 755 Caledonia Avenue. Once inside the building, you will have to call a locksmith to gain entry into your suite. We recommend calling Price's 250-384-4105. Any charges incurred are the tenant's responsibility. A couple of other suggestions: Buzz yourself into the building using the enterphone system, and then call a locksmith. If your cell phone is not yet programmed into the system, please email hudsonwalk@petersonbc.com to have that setup. Or consider having someone who lives elsewhere hold onto a set of keys for you.

  • Who do I contact in case of an after hour’s security issue:

  • I am expecting a furniture delivery, but will not be home when it arrives. Can the building staff let them into my unit?

    The building staff cannot provide access to your unit for the purposes of deliveries nor can they accept deliveries on your behalf.

  • Who do I contact if there is something wrong inside the Unit?

    Please contact the building staff at hudsonwalk@petersonbc.com.

Elevator Booking Policy

  • The elevator must be booked for all move ins, move outs and delivery of large items.
  • Bookings are restricted to four-hour time slots (depending on demand), between 9:00am and 5:00pm Monday to Friday and between 10:00am and 4:00pm Saturday to Sunday.
  • Elevator pads will be installed in the elevators prior to any elevator booking.
  • Large items may not be moved without the moving pads being installed.
  • The elevator will be locked during a booking and is only to be used by the unit specified on the booking form.
  • Please keep the common areas as clear as possible to minimize the inconvenience to other residents. It is your responsibility to ensure that the outside doors are not left unattended during the moving process. All doors must be fully secured and locked upon completion of your move.
