  • Do I need to advise the Building Manager if I’m having visitors stay overnight?

    In accordance with your lease, you only need to advise the Landlord if you will have guests for a cumulative period of 14 days in a calendar year.

  • Rental Office Location and Hours

    The Langara Gardens Rental Office is located at 621 West 57 Avenue, suite 101. The office entrance is located outside the main entrance to the high-rise building. Office hours are Weekdays 8:30 am - 6:00 pm, Weekends 10:00 am - 4:00 pm (except statutory holidays).

  • I have an emergency, who do I call?

    Please call the main office line at (604) 327-1178. This line is a 24-hour live agent line for any emergencies. Emergencies such as flood, fire, security breach, no electricity, no heat, elevators not working, garage gate not working or plumbing issues will be attended by staff or security. Please be available to answer your door when they arrive.

  • Amenities location and hours:

    Located just North of the Retail Stores, the indoor pool and exercise room is open daily from 7:00 AM - 10:00 PM unless closed for maintenance or cleaning. The indoor pool is offered to all Residents and their guest of Langara Gardens. The exercise room is Offered to all Residents and their Guest, 19 years or over. Outdoor pools are seasonal from May long weekend to September long weekend. Outdoor pools are open daily 9:00 AM - 9:00 PM unless closed for maintenance, cleaning or weather. Adult Pool (19 years or over) Located behind 7241 Cambie Street. This pool is offered to all residents and their guest of Langara Gardens, 19 years or over. Neal Street Pool (16 years or over) Located behind 7224 Neal Street. This pool is offered to all residents and their guest of Langara Gardens 16 years and over. Tisdall Pool (All Ages) Located behind 7108 - 7112 Tisdall Street, (North of the property) The Tisdall Pool is offered to all residents of Langara Gardens.

  • I will be moving out. What do I do and when do I give Notice?

    Notice to Vacate must be received, in writing, one full calendar month prior to vacating. For example, if you wish to vacate by May 31, notice must be received by the Landlord no later than April 30. You will find the Notice to Vacate forms in the forms section or by clicking here.

  • Is there visitor parking?

    Yes, Visitor parking is offered to all guests of Langara Gardens Residents only. Visitor parking pass must be obtain at the Rental Office during business hours prior to park on the property.

  • High-Rise Building Intercom

    Intercom for 591 West 57 Avenue, 7281 Cambie Street and 7241 Cambie Street requires a land line or cell phone for the intercom. Residents expecting guests will dial your suite number which will call the device you requested. The main door can be opened by pressing. If you need to change the phone number for the intercom system, you will find a INTERCOM CHANGE REQUEST FORM in the forms section or by clicking here. Residents at 621 West 57 Avenue do not require a land line or cell phone for the intercom system but do require a physical phone plugged into a wall outlet. The main door can be opened by pressing.

  • Can I Use a Credit / Debit Card or Cash to Pay Rent?

    No, we do not accept Credit Cards, Debit Cards or cash payments for Rent. Rent can be paid by Cheque or Pre-Authorized Payment. To sign up for the Pre-Authorized Payment Plan, an application can be found in the section or by clicking here. Alternatively, we also accept post-dated cheques.

  • I have a Maintenance Request. When will I expect them?

    Maintenance staff is on-site for maintenance repairs from 8:30 am - 4:30 pm on weekdays. Once we have received the maintenance request form, maintenance staff will be dispatched as soon as possible. As maintenance staff do not carry phones, a call is not possible at this time. Maintenance cannot make specific time arrangements as repairs may take longer than others.

  • Do I need tenant insurance?

    It is the tenants responsibility to maintain tenant insurance during the duration of your lease with a minimum of $1,000,000 third party liability. It is a violation of your lease not to have tenant insurance in place at all times during your tenancy.

  • Can I have a barbeque on my patio/balcony?

    Barbecuing is permitted only if it is conducted in a safe manner and is not a nuisance to other residents in the building. They must be powered only by propane or electricity. Charcoal barbecues, hibachi and smokers are not permitted.

  • I am expecting a package or furniture delivery, but will not be home when it arrives. Can a staff member receive this for me?

    Unfortunately, the Langara Gardens staff cannot accept deliveries on your behalf.

  • Can I hang pictures?

    You can hang pictures in your suite, however, any damage left behind from the picture holes will have to be repaired upon the end of your tenancy.

  • Can I hang a TV?

    Hanging a TV requires the Landlords permission and is contingent on the following. Any TV must be installed professionally to limit damage to walls; if the sound coming from your TV affects your neighbours, the TV would have to be taken down; the walls must be returned to their original state as at the commencement of your tenancy. Failure to return the wall to the Landlords satisfaction will result in a deduction from your security deposit.

  • Can I put up drapes in my unit?

    You may hang drapes in your unit, however, the curtain rods must be removed at the end of your tenancy and any resulting damage must be repaired. Any drapes hung must be hung over top of the existing blinds. Blinds cannot be removed as we need uniformity of the building from the outside.

  • Can I have a Pet / Visiting Pet?

    No, Langara Gardens has a strict no pet policy. Pets are not permitted in the buildings or on any common area of the property.

  • Where can I park my bicycle?

    Bicycle storage rooms are available to the tenants at no cost. Please contact the Rental Office, if you require this access. Please be reminded that bikes are stored at your own risk and should be locked up within the bike room to the provided bike stands.

  • I am going out of town for work or on a vacation. Can I rent my unit out on Air BnB/VBRO/etc.?

    No. This is considered subletting. Any subletting must receive the Landlords prior approval after a credit screening is conducted.

  • Are there security guards on site?

    Langara Gardens is patrolled by CMI Concierge and Security 7 days a week and is on-site from 7:00 PM - 7:00 AM. Security can be reached by calling the Rental Office Emergency Line at 604-327-1178 or their office located in the upper parking lot outside the Exercise room. Security will be dispatched for any disturbance from a security breach, noise complaints and any suspicious activity. Please be available to answer your door when they arrive. If you feel your life is threatened in any manner, please call 911 immediately.

  • What if I’m locked out?

    The Resident Managers of Langara Gardens has access to your suite in the case of a lock out. Identification must be shown prior to accessing the suite. A fee may be charged for after hour service.

  • I need more suite keys / I have lost my keys?

    Additional or replacement Keys can be requested at the Rental Office during business hours. Additional Key Request Forms and the Replacement key forms can be found in the Forms section.

  • Can I request for more access keys to the facilities?

    Unfortunately, our system only allows 1 access device per suite for the indoor facilities. As such, additional keys cannot be obtained for the indoor pool, exercise room or Social Lounge.

  • Can I dispose my furniture, mattresses or electronics in the garbage?

    No, all items such as furniture, mattresses and electronics must be disposed to the City of Vancouver Transfer Station. This is located at 377 West Kent Avenue N, Vancouver BC.

  • Can I rent a parking spot?

    Absolutely however, due to height restrictions, some taller vehicles will be restricted to the underground parking. Exterior and over-height parking is subject to availability. Parking is available on a month to month basis at $50 per month per stall. All vehicles must be registered to a Resident of Langara Gardens and must have valid insurance at all times.

Elevator Booking Policy

  • The elevator must be booked for all move ins, move outs and delivery of large items.
  • Bookings are restricted to four-hour time slots (depending on demand), between 9:00am and 5:00pm Monday to Friday and between 10:00am and 4:00pm Saturday to Sunday.
  • Elevator pads will be installed in the elevators prior to any elevator booking.
  • Large items may not be moved without the moving pads being installed.
  • The elevator will be locked during a booking and is only to be used by the unit specified on the booking form.
  • Please keep the common areas as clear as possible to minimize the inconvenience to other residents. It is your responsibility to ensure that the outside doors are not left unattended during the moving process. All doors must be fully secured and locked upon completion of your move.
