  • What are the Regular Building Hours?

    The regular building hours for 785 Caledonia Avenue vary. Staff assistance for 785 Caledonia Avenue is generally available 6 days a week between 9 am – 4 pm. Tenant requests and enquiries, except for emergencies will be handled during these hours.

  • Who can I contact during regular building hours?

    A member of the staff can be reached at 250-418-1355 or by email at hudsonwalk@petersonbc.com. Please note that this number does not receive text messages. Additionally, all requests should be made in writing to the above email address.

  • Who can I contact after regular building hours?

    After regular building hours, please send all non-emergency requests to hudsonwalk@petersonbc.com.

  • Who do I contact in case of emergency?

    Please call the building staff at 250-418-1355 during regular business hours or the Peterson office at 604-688-4885 in case of emergency - calls received outside regular hours will be answered by our after hours emergency dispatch service. For Police, Fire and Ambulance, dial 911.

  • I need to use the elevator to transport large items. What is the procedure?

    When receiving/moving items which require the elevator to be locked off and the protective moving pads installed, please contact the building staff require notification a minimum of 48 hours in advance. These requests will be granted during the regular building hours. For MOVING IN/OUT, the building staff requires a minimum of 3 days’ notice. 

  • What time is the gym available for use?

    The gym is available for use between 5 AM and 11 PM

    The amenity room is available from 9 AM until 11 PM, unless previously booked for an event.

  • Do I need to advise the Building Manager if I’m having visitors staying overnight?

    In accordance with your lease, you only need to advise the building staff if you will have guests for more than 14 cumulative days in a calendar year.

  • I am going out of town for work or on a vacation, can I rent my unit out on Air BnB/VBRO/etc.?

    No, this is considering subletting and must receive the Landlord’s approval.

  • Is there visitor parking?

    At this time there is no visitor parking available. 

  • Where can I drop off a cheque or filled out form to be received by the building staff?

    Please leave it under the office door or bring it to Hudson Walk One and leave it at that office.

  • Where can I park my bicycle?

    Bicycle storage rooms are available to the tenants at no cost.  Please contact the building staff, if you require this access level added to your tenancy.  Please be reminded that bikes are stored at your risk and should be locked up within the bike room to the provided bike stands.

  • I am expecting a package, but will not be home when it arrives, can the building manager receive this for me?

    Unfortunately, the building staff cannot accept deliveries on your behalf.

  • I am expecting a furniture delivery, but will not be home when it arrives, can the building manager let them into my unit?

    The building staff cannot provide access to your unit for the purposes of deliveries nor can they accept deliveries on your behalf.

  • Can I have a second parking spot?

    Limited parking is available and we are not able to accommodate second parking stalls at this time.

  • Can I hang a TV?

    You must request this, and receive approval, with the building manager in advance.

  • Can I hang pictures?

    You can hang pictures in your unit, however, any damage left behind from the picture holes will have to be repaired upon the end of your tenancy at your cost.

  • Can I put up drapes?

    You may hang drapes in your unit, however, the curtain rods must be removed at the end of your tenancy and any resulting damage must be repaired. They must be hung on the inside of the existing blinds, so the building looks uniform from the outside.

  • Where is an area I can take my dogs to go to the bathroom?

    We have a beautiful dog area at the back of Hudson Walk Two. Tenants are responsible for their dogs in this space and are expected to clean up after them and have them under control.

  • Is there a spot for outgoing mail?

    The building does not have an outgoing mailbox.  The post office is located at 709 YATES ST VICTORIA BC  V8W 1L0  

  • Who do I contact if there is something wrong inside the Unit?

  • What happens if my keys or Fobs get damaged, stolen or lost?

    Please report all lost or stolen fobs to the building staff immediately.

  • How do I book the amenity room (lounge)?

    Please contact the building staff at hudsonwalk@petersonbc.com.  A security deposit and rental contract are required for booking special events.

Elevator Booking Policy

  • The elevator must be booked for all move ins, move outs and delivery of large items.
  • Bookings are restricted to four-hour time slots (depending on demand), between 9:00am and 5:00pm Monday to Friday and between 10:00am and 4:00pm Saturday to Sunday.
  • Elevator pads will be installed in the elevators prior to any elevator booking.
  • Large items may not be moved without the moving pads being installed.
  • The elevator will be locked during a booking and is only to be used by the unit specified on the booking form.
  • Please keep the common areas as clear as possible to minimize the inconvenience to other residents. It is your responsibility to ensure that the outside doors are not left unattended during the moving process. All doors must be fully secured and locked upon completion of your move.
