We are looking for a Building Supervisor to join our maintenance team to take care of the building operations of the Mall and retail portions of Portage Place at 393 Portage Avenue in Winnipeg. Reporting to the Operations Manager, the position will be responsible for ensuring the building is running optimally at all times and systems that are in place are being followed. The ideal candidate will be a highly professional and results-oriented individual with experience performing hands-on repair and maintenance of mechanical systems in a similar role. This position will suit someone who is resourceful, proactive and is looking for a collaborative working environment.

The working hours are days & alternating weekends.    Salary starting at $54,358.72 as per Collective Agreement.    Benefits package included.

Key Responsibilities

  • Conducting regular scheduled building inspections and following up on deficiencies and concerns in a timely manner;
  • Ensuring OHS regulations are followed and all life safety systems are current and operational;
  • Ensuring cost effectiveness and coordinating required maintenance work that is beyond the scope of onsite personnel;
  • Ensuring contractors are performing work according to their contract and in a safe manner;
  • Scheduling daily tasks for all maintenance personnel to ensure optimum use of labor hours;
  • Ensuring the Preventative Maintenance program is completed within specified timelines;
  • Sharing information and ideas on capital projects;
  • Providing onsite assistance for tenant coordination as necessary;
  • Ensuring all loading docks are used effectively and efficiently, noting violations for security to follow-up;
  • Assisting with ongoing development of safety programs and adherence to all program highlights;
  • Developing standard operating procedures (SOP) as needed to allow staff to follow the safety program;
  • Ensuring contractors and people working on site have proper permissions, follow safety guidelines determined by the centre;
  • Ensuring tenant and Portage Place Centre are optimally run;
  • Scheduling, following up, and maintaining the flow of work within the team;
  • Ensuring staff members have the knowledge and training on the relevant policies and practices to make the decisions required for their job;
  • Providing functional, technical direction and /or specialty advice; and
  • Consistently setting a personal example in leadership.

 What you bring

  • Maintenance experience for a large building operations over 500,000 sq. ft.;
  • Experience supervising a team and fostering a team environment is an asset;
  • 5th Class Power Engineer certificate is an asset;
  • Working knowledge of building HVAC, plumbing, security system, Occupational Health, Building and Fire Codes, and safe work practices;
  • Working knowledge of using computers and or a CMMS;
  • Demonstrated customer service and proven ability to multi-task, prioritize demands and following through to meet deadlines;
  • Ability to stand on feet for extended periods of time and to lift up to 25lbs;
  • Maturity, confidence and tact, particularly when dealing with difficult issues or conflict;
  • Ability to build and maintain professional relationships with a variety of people while practicing excellent verbal and written communication;
  • Availability to respond to emergency after hours service calls as required; and
  • High level of professionalism and ethical conduct.
