Full-timePeterson has an exciting opportunity for an experienced and knowledgeable Operations Manager to join our commercial property management team. Working directly with the Manager, Capital Projects, the Operations Manager oversees the general operation and mechanical systems associated with our commercial properties. The role will be working collaboratively with both the building maintenance and property management departments to ensure that all components of the property are optimally maintained.
The Operations Manager is responsible for ensuring buildings are well-maintained and operating in compliance to all applicable regulatory requirements on a cost-effective basis. The ideal candidate would be someone who is detail-oriented to manage project timelines and has extensive knowledge and working experience dealing with different types of commercial buildings and mechanical systems. The role will require travelling around the Lower Mainland and on rare occasions to other sites in BC. The position is best suited for seasoned 4th class building operator that is looking for next steps of their career and has some experience managing a small team.
Key Responsibilities
- Overseeing the maintenance of the buildings including all parking lots and common areas; as well as maintaining and servicing all equipment of each property;
- Ensuring the image of the buildings consistently meets the expectations of the targeted tenants;
- Working with building operators to assist tenants with maintenance and lease issues, including common area building upgrades, landlord work, tenant build outs or interior/exterior repairs;
- Managing vendor relationships with security, janitorial, landscaping and general contractors;
- Ensuring capital projects are completed on time and on budget as outlined in the annual operating and asset management plans;
- Support and implement ESG initiatives at the property level as set out by the ESG policy for the organization;
- In conjunction with the Property Manager, control operating costs;
- Assisting with the preparation of annual capital budgets for the assigned portfolio; and
- Managing and administering the approved operating and capital budgets for the assigned portfolio;
What You Bring
- 4th Class Power Engineering Certificate and/or equivalent experience;
- Minimum 5 years’ of experience leading and managing all aspects of commercial property;
- Awareness of Occupational Health, Building and Fire Codes, and working knowledge of safe work practices;
- Extensive knowledge and trouble shooting ability with HVAC and other mechanical systems;
- Effective coaching and people management skills and experience;
- Experience managing a budget and allocating resources;
- Intermediate working knowledge of computer-based applications and programs, including Microsoft Excel, Word, and Outlook;
- Valid BC driver’s license.
